Analysis Engine — Run Investor Proformas in Seconds

The Analysis Engine takes any property and produces a full investor proforma — cash flow, cap rate, cash-on-cash, IRR, net gain, Blue Chip flag — in seconds. Templates for casual buyers, sellers, and sophisticated investors.

The Analysis Engine is Rescover's deal-analysis brain. Drop in any property — whether from MLS Search, the Off-MarketPlace, or a Portfolio Finder lead — and it produces a full investor proforma in seconds: cash flow, cap rate, cash-on-cash, IRR, net gain over your hold period, and whether the property meets your Blue Chip Criteria.

What it does (in one paragraph)

You supply a property (or Rescover supplies one from a search). The Analysis Engine pulls list price, comps, public records, tax data, rent comps, and your default investment assumptions (down payment %, interest rate, expense ratio, etc.). It runs the full proforma and gives you a single page summary: would this make money, by how much, and over what timeline. You can adjust any assumption and see the numbers update live, then save the analysis, share it, or push it to a CRM.

Where it lives

Analysis Engine in the left sidebar. Note: the URL still says /property-performance-engine/... — that's the legacy internal name (PPE). Same product, two names. See the Glossary.

Two ways to start an analysis

1. From a property page (most common)

Open any property — via MLS Search, the global address bar at the top of the page, or by clicking a row in Rental Scout, Off-MarketPlace, or a Portfolio Finder result. On the property page, click Run Analysis.

2. From the Analysis Engine page directly

Click Analysis Engine in the sidebar, then enter a property address or paste an MLS link. The Analysis Engine looks up the rest.

Picking an analysis template

When you start an analysis, Rescover offers several templates that pre-fill assumptions for different audiences:

  • Basic — Quick cash-flow summary suitable for casual investors or first conversations.
  • Basic Owner — Same depth, but framed for the seller's perspective (shows what they're walking away from).
  • Advanced Buyer — Full proforma for a serious investor who wants every number.
  • Advanced Owner — Full proforma for a sophisticated seller (e.g., another investor selling).

Pick whichever fits your audience. You can always switch templates after the analysis is run.

What you get back

  • Headline numbers: List Price, Investment (cash you'd put in), Cap Rate, Cash-on-Cash, IRR, Net Gain (over your hold period). All before-tax and after-tax versions are available — toggle in the top-right of the report.
  • Cash flow projection: Year-by-year through your hold period (default 10 years). Shows rent growth, expense growth, and the resulting net cash flow.
  • Sale projection: What you'd net at exit, assuming standard appreciation. Adjust the assumed sale year and appreciation rate to see different scenarios.
  • Comparable rents and sales: The data Rescover used to estimate rent and value, so you can sanity-check.
  • Blue Chip flag: Does this property meet your Blue Chip Criteria? Green flag = yes.

Adjusting assumptions

The default assumptions come from your Settings → Analysis Engine tab (and also Settings → Personal → Residential / Blue Chip Criteria for personal preferences). Some you'll commonly tweak per-property in the analysis itself:

  • Purchase price — what you're actually paying (vs. list price)
  • Down payment %
  • Interest rate / loan term
  • Rent — override the AVM if you have a known lease in place
  • Expenses — adjust property tax, insurance, HOA, management fees, vacancy rate, repairs
  • Hold period and exit assumptions

Numbers update live as you edit.

What you can do with a finished analysis

  • Send to client — generates a client-facing PDF with your Company Branding (see Company Branding). The contact info on the report uses your Personal Profile (see Your Personal Profile).
  • Share link — a hosted page the client can open in their browser, with all assumption-toggles available so they can play with the numbers.
  • Add to CRM — push the property + analysis to your connected CRM as a deal/contact (Settings → CRM → CRM Connection).
  • Save — the analysis appears on your Analysis Engine → Analysis Requests page so you can find it again later.

Reviewing past analyses

Every analysis you run is logged at Analysis Engine → Analysis Requests. The list shows: requested date, property address, the analysis template used, who you sent it to, whether it's been viewed, and how many times. Use the icons on the right to view, re-send, or archive.

Tips

  • Calibrate your defaults once. Spend 15 minutes in Settings → Analysis Engine getting your default assumptions right (your typical financing terms, expense ratios, hold period). Every analysis after that starts from your reality, not generic averages.
  • Set Blue Chip Criteria thoughtfully. The Blue Chip flag becomes your filter for "should I bother looking deeper at this one?" Set thresholds tight enough to be meaningful but not so tight that nothing qualifies.
  • Use the share link for back-and-forth with investors. They can play with assumptions on their own time and you both look at the same numbers.
  • Track view counts. The Views column on Analysis Requests tells you who's actually reading what you sent. Two views means they're chewing on it; zero views after a week means the prospect went cold.

Common confusions

  • "Why is the URL /property-performance-engine/...?" Legacy internal name. The product is "Analysis Engine" everywhere user-facing; PPE is the same thing. Ignore the URL inconsistency.
  • "My after-tax numbers don't match what my accountant calculated." Tax assumptions in Rescover are general and don't account for your specific tax situation (depreciation recapture, passive loss carryforwards, etc.). Use Rescover for relative comparison; use your accountant for absolute filing.
  • "How is this different from the Dashboard 'PPE Analysis Requests' panel?" Same engine. The Dashboard panel surfaces a quick slice of your most recent requests; the Analysis Engine → Analysis Requests page is the full list with filters and search.
