Know a good deal when you see one.

Property Suite compares any property, from single-family houses to multifamily and commercial, against the Rescover Index: all 935 U.S. markets, every ZIP, indexed median to 90th percentile and refreshed as listings move. Nobody else shares numbers like these. Get a verdict in plain English, and know exactly what you'd make before you offer.

A Property Suite analysis header: the house at 10642 Bluestem Ct, cap rate, cash-on-cash, and IRR gauges all green, monthly cash flow, 2035 net gain, and the verdict banner: this is a strong deal, top 2% of 15,581 Houston peers, Peer Score 98
The verdict

Every property opens with the answer.

"This is a strong deal. Top 2% of 15,581 Houston-Pasadena-The Woodlands, TX peers." What you put in, what it pays you, what you end with, and whether it clears your bar.

Blue Chip turns your criteria (or your agent's) into a simple pass/fail with a real-world inspection checklist. Green means look closer. That's the whole learning curve.

The verdict from a live analysis: this is a strong deal, top 2% of 15,581 Houston-Pasadena-The Woodlands peers, projected to beat the S&P 500 by $54,152, pays for itself from year one

Not a mockup: the verdict from the analysis in the hero.

Blue Chip

Set your bar once.

A market-rank requirement, financial floors (break-even after tax, a cash-on-cash minimum, your call), and a physical checklist for the things software can't see: the roof, the retaining wall.

Every listing gets checked against your bar and its own market. Clear both and it's Blue Chip Eligible. Walk the property and finish the checklist, and it's Blue Chip. A broker can set the criteria once for the whole team.

The Edit underwriting criteria dialog: a Peer Score percentile test plus financial floors like Cash on Cash After Tax at break even, and a separate physical inspection checklist

The actual criteria editor. Two lists: the market test with financial floors, and the on-site checklist.

The context

A 7% cap rate is great in Chicago and ordinary in Gary.

Rescover knows the difference, because we built the Rescover Index: all 935 U.S. markets, every ZIP, indexed median to 90th percentile and refreshed as listings move. Your deal is judged against its market, not a national average.

Nobody else shares numbers like these. Nationwide listings, rental comps, ownership records, and the indexes on top: sourced separately, that's five figures a month plus a geek to organize it.

Property Suite is $29 a month. Geek included.

The live search map with every ZIP colored green to red by investment strength across the Chicago metro

Every ZIP, colored by investment strength. This is the live search map, not an illustration.

The rent estimate

Every analysis starts from a number you can check.

A live RentCast estimate with the comps behind it. Tune the radius, override the number, see the history, and check the rent against what the neighborhood can actually pay.

More on the Rent Report.

A live rent estimate with its range, the ZIP's average rents by bedroom, RentCast attribution, and an honest affordability grade

Rent data powered by RentCast, affordability graded against local income.

The full analysis

Every number, on one page.

The verdict is the summary. Behind it sits the whole analysis: purchase and loan inputs, month-by-month cash flow, cap rate, cash-on-cash, IRR, and the long game charted out for decades.

Change any input, the down payment, the rent, the hold period, and every number downstream recomputes. Save the versions you like as named iterations, each with its own link.

The Outlook tab of a full Rescover analysis: projected net gain, operational friction, projected cash flow, the 2035 equity outlook, the wealth accumulation chart, and a 10-year cash flow summary for one property
Analysis Hub

One property. Every way to play it.

A buyer calls about your hot listing: what happens at $210,000 financed? An hour later a cash buyer wants the same house at $200,000. Two iterations of one analysis: each saved, each named, each sent to its own buyer.

Or run your own plays: rent it as is, flip it, put $50,000 in and go short-term, and compare the iterations side by side. And yes, it's also the file manager we always wanted: every analysis saved and filed where you'll find it, across clients, across weeks, across your whole team.

And Ask Rescover, on every page. Tell it to open a property, work the calculator, or explain what an analysis is really saying, and it does it.
Every property, every strategy

When one calculator isn't enough.

Most calculators model one way to own a property: buy it, rent it, hold it. Investors don't work that way. The same house might be a long-term rental, a by-the-room PadSplit play, or a flip, and the verdict can flip with it.

Property Suite runs them all. And the new Investment Plan (coming soon): multiple loans, planned refinances, and a capex timeline with an auto-calculated reserve fund.

Questions

The short answers.

Property Suite is $29/mo and Property Suite Pro is $49/mo, with annual billing saving 20%. Pro comes with a 14-day free trial, no long-term commitment.
Where does the data come from?
Listings come from MLS boards nationwide, rents and comps are powered by RentCast, and ownership and tax data come from the public record. Every number traces to inputs you can see and edit.
What does Pro add over the base plan?
Multifamily and commercial analysis, Rent vs. Sell analysis, short-term rental and PadSplit modes, Flip & BRRRR, and the Investment Plan when it ships. If you only buy single-family rentals, the base plan does the job.
