We fixed the weakest number on the page.

For years, the weakest number in Rescover was the rental estimate. If you have used us for a while, you already know it. You would run a property, trust the tax data, trust the comps, trust the scoring, and then get to the rental line and raise an eyebrow. We heard it. We agreed.

The reason was simple: we did not have a rental data source we trusted enough to stand behind, and putting an estimate we did not believe in next to numbers we did was not something we were willing to keep doing.

So we rebuilt it on RentCast, the rental data source investors and property managers already know. Now the rental number carries a name you recognize, and the comps are right there for you to check.

How it works

No black box. Here is exactly what you are looking at.

1. RentCast estimates the rent

RentCast maintains records on more than 140 million properties and generates rent estimates with a weighted model: nearby rentals, adjusted for location, property type, size, layout, and how recently each comp was listed.

2. Rescover shows the work

You get the estimate, the range, the $/SF, and the comps behind it, right on the property page, with a "Powered by RentCast" mark.

3. You stay in control

Tune the comp settings, or switch to Manual Override and enter your own rate. Either way the analysis, scoring, and PDF report update with the number you chose.

To be precise: RentCast powers the rental rate estimates and rental comps. The rest of Rescover is still Rescover: the analysis, the scoring, the underwriting, the deal math. We handed the one number we were not the authority on to a source that is.

Is this more accurate than the old rental estimate?
It is sourced. The rental estimate now comes from RentCast, a dedicated rental data source, with the comps shown so you can check it yourself. We frame it as an estimate from a named source, not a guarantee.
Which plans include it?
All of them. RentCast-powered rental rates and comps are available on every plan, including the entry-level Property Suite plan.
Can I use my own rental number instead?
Yes. Switch to Manual Override, enter your rate, and it flows through the whole analysis and the PDF report. The RentCast estimate stays as RentCast's prediction; your assumption is yours.
How are the comps chosen?
RentCast compares nearby rentals and weights them by location, property type, size, layout, and recency. You can adjust the comp count, radius, and look-back window and re-run.
What exactly is "powered by RentCast"?
The rental rate estimates and the rental comps. Everything else (the analysis, scoring, underwriting, and deal math) is Rescover.
