Loan-to-value (LTV) is a critical financial metric used by lenders, investors, and borrowers in the real estate industry to assess the risk associated with a mortgage loan. Loan-to-Value (LTV) = (Mortgage Loan Amount / Appraised Value or Purchase Price) x 100
To calculate the LTV, you simply divide the mortgage loan amount by the appraised value or purchase price of the property, then multiply the result by 100 to express it as a percentage. For example, if a borrower is seeking a $200,000 mortgage loan for a property valued at $250,000, the LTV would be 80% ($200,000 / $250,000 x 100).
The LTV ratio plays a significant role in the mortgage lending process, as it directly impacts the loan approval decision and the terms of the mortgage. A lower LTV ratio indicates a higher equity stake in the property and is generally considered less risky for the lender.
