Investment Gateway — Match Deals to Investors
Investment Gateway tracks your investor contacts, referral partners, and featured properties — so you can match new deals to the right buyer or partner without scrolling your CRM.
Investment Gateway is the relationship-management layer of Rescover. Where Portfolio Finder helps you discover deals, Investment Gateway helps you turn those deals into transactions — by routing them to investors and referral partners, and by managing the relationships themselves.
The three sub-tools
Investors
Your investor contacts and their preferences. For each investor, you track:
- Buying criteria (markets, property types, price range, cap rate floor, etc.)
- Funding profile (cash buyer, lender, LTV preference)
- Activity history (which properties you've shown them, which they bought, declined, viewed)
This lets you match a new property to the right investor in seconds rather than scrolling your CRM.
Referral Partners
Other professionals you partner with — co-listing agents, lenders, property managers, contractors. Track:
- What they specialize in
- Referrals sent / received with each
- Conversion / close rates if you log outcomes
Useful for managing the "who do I send this deal to?" decision when a property fits multiple partners.
Featured Properties
Specific properties you've designated as "highlight" — surface to investors and referral partners as a featured slot on their landing page or in scheduled emails.
Configure under Settings → Investment Gateway
Several settings shape Investment Gateway behavior:
- Agent Roster — who in your team is available to handle inbound investor leads
- MLS Access — connects your MLS so the Gateway has listings to surface
- Default Contact Info — what shows up as the contact on Gateway-generated pages
- Default Search Area — primary market the Gateway scopes around
- Lead Assignment — rules for routing inbound investor leads automatically
Tips
- Capture criteria early. The first time you talk to an investor, populate their Investor record with their buying criteria. This is what makes the matching automation pay off.
- Mark Featured Properties strategically. Don't featurize everything — pick deals you actually want to push.
- Track outcomes. Log declined / closed / pending on each property-to-investor interaction. The Gateway's matching gets smarter the more data it has.
