Portfolio Insights — Manage Existing Portfolios
Portfolio Insights is for properties you (or your clients) already own — Clients → Portfolios → Properties, with cash-flow analytics, snapshot reports, and shareable client-facing dashboards.
Portfolio Insights is Rescover's view of the properties you (or your clients) already own — as opposed to properties you're shopping for. It's the analytics, snapshot, and shared-reporting layer for ongoing portfolio management.
Who this is for
- Property managers who manage portfolios on behalf of owner-clients and need to send periodic performance reports.
- Asset managers who run their own portfolios and want a single dashboard.
- Investors who own multiple rentals and want clean reporting.
Structure
Portfolio Insights organizes around Clients → Portfolios → Properties:
- A Client is the investor / owner of one or more portfolios.
- Each Portfolio is a logical grouping (e.g., "LLC #1 SFRs", "Personal Holdings", "Q3 Acquisitions").
- Each portfolio contains the actual Properties.
What you can do per property
- See current value and equity (AVM-driven, refreshed periodically)
- Cash flow over time, year-over-year
- Cap rate today vs. cap rate at acquisition
- Maintenance / vacancy history
- Rent vs. market rent (is the property under-rented?)
What you can do per portfolio
- Aggregate cash flow, occupancy, equity
- Snapshot reports — a one-click PDF you can send to the owner-client
- Trend analysis across the portfolio
Sharing with clients
Each portfolio has a shareable URL with your Company Branding. The owner-client opens the link and sees only their own properties — clean, on-brand, kept up-to-date automatically.
Getting started
- Click Portfolio Insights in the sidebar, then Clients.
- Add a client (name, email, contact preferences).
- Create a portfolio under that client.
- Add their properties — by address or via bulk import (if many).
- Optionally invite the client to view their own portfolio via the share link.
Tips
- Snapshot reports beat spreadsheets. Send a portfolio snapshot monthly or quarterly — it's a 30-second touch that keeps clients confident in your management.
- Watch under-rented properties. The "Rent vs Market Rent" delta is one of the highest-leverage signals — flag properties at lease renewal where rent is materially below market.
- Use Portfolios as buckets. One client can have multiple portfolios for tax-entity or strategy reasons. Separate them upfront.
