Rescover Glossary — Terms You'll See Around the App
A reference for the names and abbreviations that show up across Rescover and myRescover — Analysis Engine vs PPE, FRBO, Rental Scout, BDM, Skip Trace, AVM, Blue Chip Criteria, Brand Portal, and more.
A quick reference for the names and abbreviations that show up across Rescover and myRescover. If you've ever asked "wait, are X and Y the same thing?" — this is the article.
Product names
Property Suite™ vs Property Suite Pro
The flagship investor tool, available on www.rescover.com. Both versions handle property search, financial analysis, and client-facing pages. Pro adds team and advanced features. (See the Products page for current feature differences.)
Analysis Engine — also called "Property Performance Engine" or "PPE"
Same product, two names. "Analysis Engine" is the user-facing name in the sidebar and most articles. "Property Performance Engine" (and the abbreviation PPE) is the legacy internal name; you'll see it in some URLs (/property-performance-engine/...) and on the Dashboard panel "PPE Analysis Requests". They mean the same thing.
Portfolio Finder
Lead-generation tool for finding off-market properties matching investor criteria. Includes AutoPilot (continuous matching) and Rental Scout (BDM lead-gen for property managers).
Investment Gateway
Tools for managing relationships with investors and referral partners — surface deals to them, track engagement, route leads.
Portfolio Insights
Manage existing portfolios for clients (typically property management or asset management use case). Per-property analytics, snapshots, shared reports.
Off-MarketPlace
Rescover's own marketplace where users can list properties for sale. Unlike a regular MLS, listings here support investor-relevant controls: tenant-occupied flag, current rental rate, etc.
Concepts
FRBO — For Rent By Owner
A rental listing where the owner of the property is also the one renting it out — i.e., not represented by a property manager. Property management companies pursue these as new business: a FRBO is a prospective client for them.
Rental Scout
Feature inside Portfolio Finder. Automates the manual workflow that BDMs (Business Development Managers) at property management companies do today — searching Zillow for FRBO listings, identifying owner contact info, and reaching out to pitch property-management services. The Dashboard "Rental Scout Targets" panel surfaces a slice of this list as a daily prompt.
BDM — Business Development Manager
The role at a property management company responsible for landing new doors (i.e., new properties to manage). Rental Scout is built specifically for this role.
Skip trace
The process of taking an address (or LLC name) and finding the actual person behind it — name, phone, email. Rescover's Skip Trace settings live under Settings → CRM → Skip Trace Settings. Counts and limits depend on your subscription.
AVM — Automated Valuation Model
A computed estimate of a property's market value or rent value, based on comparable sales/listings and other signals. Rescover uses AVMs internally and lets you adjust their assumptions under Settings → Analysis Engine → AVM Adjustment Settings.
Blue Chip Criteria
Rescover's term for a set of investment-quality thresholds (cap rate, cash-on-cash, etc.) that you define once and use to flag whether a property is "blue chip" for your portfolio. Set under Settings → Company → Blue Chip Criteria (company-wide) or Settings → Personal → Blue Chip Criteria (your own preferences).
Branding Preview
A button on Settings → Personal → Contact Information that shows you how your client-facing card will look. Use it as a final check after editing your bio, photo, or title.
Account / org concepts
Account
Your Rescover account scoped to one company. Each account has its own myRescover subdomain (e.g., demo.rescover.com, pmiindy.rescover.com). Branding, team members, billing, and most settings are account-scoped.
myRescover subdomain
The custom URL your account lives at — typically your company name, e.g., vandelay.rescover.com. Your team logs in here and clients receive shared pages on this URL with your branding.
Brand Portal
A separate admin area (Hello, name → Brand Portal) for managing multi-office brand networks — for example, a franchise with many offices each running their own Rescover account. Most single-company users don't need it. Note: this is not where you set your company logo — that's Settings → Company → Company Branding.
Brand Network
The list of offices/teams under your Brand Portal. If you don't have a multi-office structure, this is empty.
Brand Administrators
Users who can edit your brand's settings (logo, network membership). Different from regular team members who use the product but can't change brand-level config.
Architecture / where things live
Rescover vs myRescover
Two related but distinct surfaces.
- Rescover lives at
www.rescover.com. Horizontal top nav. Hosts the Property Suite and Property Suite Pro products. Public marketing site + customer-facing tools. - myRescover lives at your account's subdomain (e.g.,
demo.rescover.com). Vertical sidebar. Hosts Analysis Engine, Portfolio Finder, Investment Gateway, Portfolio Insights, plus Off-MarketPlace and MLS Search. This is where pro users spend most of their day.
If you log in via www.rescover.com/login and you're a myRescover user, you'll be redirected to your subdomain. If you specifically want the Rescover side instead, you can force it with www.rescover.com/login/go.
"Knowledge Base" — Rescover's vs HubSpot's
The Rescover Knowledge Base (where you are now) is a help center for using the product. Investment Dictionary is a related but separate part of the same KB — a glossary of investment terms (Net Gain, IRR, OPEX Ratio, Cap Rate, etc.) that appear in our reports.
