Generating and Sharing PDF Reports

Generate PDFs from analyses and property views, brand them with your company info, and share via email, link, or client portal.

Most reports in Rescover can be exported as a PDF — single-property analyses, multi-property comparisons, owner outreach packets, and Portfolio Insights review documents. This article covers the export flow, the formatting options, and how to share what you generate.

How to generate a PDF report

  1. Open the analysis or property view you want to share.
  2. Click Generate PDF (top right of most analysis views) or Print Report.
  3. Pick a template if your view offers more than one — for example, single-property single-page summary versus the full multi-page proforma.
  4. Wait a few seconds. The PDF opens in a new tab and is also saved to your Reports library.

Branding your reports

Reports pick up your company branding automatically — logo, colors, and contact info — from Settings → Company → Company Branding. If your reports are coming out unbranded or with the default Rescover look, populate the Company Branding fields first. Branding propagates immediately to new reports; existing PDFs you've already saved keep their original branding.

Customizing what's included

For Analysis Engine PDFs, the customization options are on the analysis itself: pick which scenario to include, whether to show a 5-year vs 10-year proforma, whether to include Skip Trace contact info, etc. Once the analysis looks the way you want, the PDF will mirror it.

Sharing the PDF

You have a few options:

  • Download and email: simplest. The PDF lands in your Downloads folder; attach it to any email.
  • Share link: click Share Report after generating. Rescover gives you a shareable URL that embeds the report in an investor-friendly viewer. Best for client-facing pitches because it tracks views.
  • Send to client portal: if you use Investment Gateway, the PDF can be attached to a deal in the client portal so the investor sees it next time they log in.

Common issues

  • "PDF won't print" or "blank PDF" — usually a browser or popup-blocker issue. Try a hard refresh (Ctrl+Shift+R) or run the export in an incognito window. If the property has unusually large amount of data (long historical comp lists), generation can take 15–30 seconds — wait before retrying.
  • "Error creating PDF reports" — most often caused by a property that's missing key data (e.g., no MLS record, no rental rate). Check the analysis page for any red error banners and fix the data, then re-export.
  • "My logo isn't on the PDF" — populate Settings → Company → Company Branding with your logo and re-generate. Logos are pulled at generation time, so old PDFs won't update.
  • "The PDF is too long to send" — pick the single-page summary template instead of the full proforma, or share the link version which uses an interactive viewer rather than a static PDF.
