Portfolio Finder — Discover Off-Market Deals

Portfolio Finder is Rescover's lead-generation engine: define criteria once, find matching properties continuously. Includes AutoPilot, Rental Scout, Favorite Targets, Custom Targets, and Ignored.

Portfolio Finder is Rescover's lead-generation engine. Instead of looking up a specific property (that's MLS Search) or browsing a marketplace (that's Off-MarketPlace), Portfolio Finder finds properties for you based on criteria — and keeps finding them as the market changes.

The seven sub-tools

  • New Search — define filter criteria and run a one-time search.
  • Saved Searches — recall and re-run searches you've defined.
  • AutoPilot — turn any saved search into a daily alert. Rescover scans for new matches and emails you (or your team) when they appear. See the dedicated AutoPilot article.
  • Rental Scout — specifically for finding new FRBO listings in your territory. The BDM tool. See the dedicated Rental Scout article.
  • Favorite Targets — properties (or owners) you've starred for follow-up.
  • Custom Targets — your own prospect list imported into Rescover (CSV, etc.). Layered with Rescover's owner data and analysis tools.
  • Ignored — properties you've explicitly dismissed. They're filtered out of all future searches.

How to use it as a daily workflow

  1. Set up your search criteria once in New Search. Tune it with Exclude/Show filters until results feel right.
  2. Save the search.
  3. Turn on AutoPilot on that saved search.
  4. Each morning, check your AutoPilot email or the Dashboard for new matches.
  5. For each match: star to Favorite Targets (follow up later), or dismiss to Ignored (out of sight).
  6. Keep promising ones moving — push to your CRM, run an Analysis Engine analysis, or share with an investor.

Common confusions

  • Portfolio Finder vs Property Suite Saved Searches. Property Suite saved searches are MLS-listing searches (specific properties listed for sale or rent). Portfolio Finder saved searches are about finding properties matching investor criteria — including off-market.
  • Rental Scout vs Custom Targets. Rental Scout is automatic FRBO discovery. Custom Targets is for when you bring your own prospect list. Both produce contactable owners.
