Territory and Default Search Area
How to define your territory by ZIP, county, or radius — and set the default search area that loads on every new search.
Your territory is the geography Rescover focuses on for you — the ZIPs, counties, or metros where you do business. Your default search area is the geography Rescover loads first whenever you start a new search. Set both correctly and the platform feels like it was tuned for your market.
Set your territory
Open Settings → Company → Company Territory. You can define your territory in a few ways:
- By ZIP code: paste a list (one ZIP per line, or comma-separated). Best for hyper-local pros — for example, three ZIPs around your office.
- By county: pick one or more counties. Best for regional brokerages and multi-county property-management operations.
- By metro / radius: drop a pin and set a radius. Best when you cover "everything within an hour of the office" rather than specific boundaries.
Your territory drives Rental Scout targets, FRBO leads in Portfolio Finder, and the default neighborhoods that show up in Investment Gateway. Get this right first — most other personalization keys off it.
Set your default search area
Open Settings → Investment Gateway → Default Search Area. Pick the area that opens whenever you start a fresh MLS Search, run comps, or open Property Suite without a specific property in mind. Most pros set this to their primary metro.
Multiple territories
If you operate in more than one market — for example, two metros where you do business — set the broader region as territory and use Saved Searches to carve out narrower searches for each market. Saved Searches keep their own filter state, so you can have one for each sub-market.
Updating your territory
Territory changes take effect within a few minutes. Existing Saved Searches and Favorites are not affected — they keep the geography they were set to. Only the platform's defaults shift.
Common issues
- "My territory looks empty in Rental Scout." If your territory ZIPs are outside your MLS coverage, you won't see FRBO data for them. Check your MLS coverage with support, or expand the territory to a region your MLS covers.
- "I want to limit what my agents can search." Territory controls defaults, not access — agents on your account can still search outside the territory if they choose. If you need hard restrictions, contact support about role-level controls.
- "Can I have my territory be specific ZIPs but my search default be a different area?" Yes — those are two separate settings. Set them independently.
