Custom Targets — Bring Your Own Prospect List
Import any list of properties or owners into Portfolio Finder via Custom Targets. Rescover layers in owner contact info, financial analysis, and your filters.
Custom Targets is for when you have a prospect list that doesn't fit Rescover's auto-discovery patterns — e.g., expired listings exported from your MLS, recent inheritance records, a CSV from a paid lead source, or a list you've built over years. Drop the list in, and Rescover treats every entry as a Portfolio Finder target with full owner contact info and analysis available.
How to import
- Click Portfolio Finder → Custom Targets.
- Click Import and upload a CSV with at minimum a property address column (or APN, or owner name).
- Map the columns to Rescover's fields — Rescover guesses sensibly but you can override.
- Confirm the import. Rescover skip-traces each address and adds it to your Custom Targets list.
What Rescover adds to your list
- Owner identification — name and (where available) phone/email behind the address (subject to your subscription's Skip Trace allotment).
- Property data — beds, baths, sqft, year built, last sale, current AVM value and rent estimate.
- Investment metrics — cap rate, cash-on-cash, IRR if you treated the property as an acquisition.
- Blue Chip flag — does this match your criteria?
Workflow
- Sort or filter your imported list (by owner property count, distance from a target market, etc.).
- Mark interesting ones to Favorite Targets for follow-up.
- Push high-fit prospects to your CRM with one click.
- Mark dead/uninteresting entries to Ignored so they're hidden from future searches.
Tips
- Clean addresses before import. Mismatched ZIPs or abbreviated street types cost you matches. A few minutes of CSV cleanup pays off.
- Watch your Skip Trace allotment. Each row consumed counts. Settings → CRM → Skip Trace Settings shows your remaining usage.
- Re-import quarterly. Markets change. A list that's 9 months old has stale value/rent estimates.
