Every investor eventually meets this deal. The cash flow looks strong, the returns clear your bar, you start getting attached. Then you look at the property tax line: a few hundred dollars a year. On a house that just sold, or was just built, or was just torn down and rebuilt.
That number is last year's assessment on a property that no longer exists in the assessor's records the way it exists in reality. When the reassessment catches up, the tax won't be $150. It'll be thousands. Correct it, and the deal you loved often dies on the spot.
Why it burns the best-looking deals
Stale assessments cluster on exactly the properties that attract you: new construction, recent flips, big renovations, recent sales in states that reassess on transfer. A screening tool fed a stale tax number doesn't just overstate cash flow; it can push a mediocre deal past your criteria entirely. The screen is only as trustworthy as its worst input, and tax is the input most likely to be quietly wrong.
The two-minute check
Before you trust any pro forma: find your county's effective tax rate (county tax collected divided by market value; most assessor sites publish it), multiply it by the price you're actually paying, and compare that to the tax line in the analysis. If the recorded tax is dramatically below your estimate, underwrite with your number, not the record's.
