Using Rescover"Running an analysis: common inputs and fixes"
The usual suspects when an analysis looks wrong - missing price, off rent, slow first run - and the fix for each.
When an analysis errors out or the numbers look off, it's almost always one of these.
The address won't resolve. The property may sit outside your MLS coverage. Check your MLS connection status first, then try the public-record lookup via the address bar.
Purchase price shows $0. Occasionally a listing arrives without a usable price. Enter the price manually and the analysis recomputes; if it keeps happening on listings that clearly have prices, contact support.
The proforma cash flow looks wrong. Walk the chain in order: purchase price, rental income, operating expenses, financing terms. Nine times out of ten one input is stale or missing, and every one of them is editable. Local knowledge beats a default: override anything you know better.
Odd data on odd properties. Complex buildings, recently subdivided parcels, and just-deleted MLS listings can carry incomplete records. Fix the inputs by hand or pick a cleaner comp set.
The first run is slow. First analyses can take 10 to 30 seconds while the comp set builds. If it stays slow, contact support.
You can also set market-appropriate defaults once so every new analysis starts closer to right: see Default investment parameters.
