Using Rescover"Change the rent on an analysis"
Test a different rent in the calculator, understand what it changes, and know when to override the Rent Estimate itself - by hand or by asking the assistant.
Every analysis starts from a live rent estimate powered by RentCast, but the rent is yours to change. There are two different things you might mean by "change the rent," and Rescover treats them differently.
Test a different rent in the calculator
To try a different rent for this analysis, drag the Rental Rate slider under the property header, or type a value in the rental rate field on the Parameters tab. The calculator re-runs instantly: cash flow, cap rate, cash-on-cash, IRR, and net gain all update to the new number.
This is a what-if change. It lives on the page until you save, so you can experiment freely and put it back. When you want to keep it, use Save Changes, or File > Save As to keep it as its own iteration alongside the original.
Override the Rent Estimate itself
The Rent Estimate card shows the RentCast prediction and its range. If you want the card to display your own number instead - common for property managers presenting a known in-place rent to a client - open Customize on the Rent Estimate card and switch to Manual Override. Enter your rate and range, then save. The card, the analysis, and any PDF reports now show your value, and RentCast is no longer credited for the prediction.
Use the override when you want to change what the property is predicted to rent for. Use the calculator rent when you just want to test a scenario.
Ask the assistant to do it
Open Ask Rescover on any property page and ask in plain language: "set the rent to $1,000" or "what happens at $1,000/month rent?" The assistant changes the calculator rent, re-runs the analysis, and walks you through what moved. It applies changes to the page without saving, so nothing is permanent until you tell it to save - and it will ask you for an iteration name before it ever saves anything.
What the rent touches
Rent drives gross income, so it moves nearly every result: cash flow, cap rate, cash-on-cash, IRR, and the Blue Chip check. Vacancy, management fees set as a percentage, and leasing commissions scale with it too. If a deal only works at a rent well above the RentCast range, treat that as a signal worth checking against the comps.
