The three lists

Investors: contacts with their buying criteria (markets, property types, price range, cap rate floor), funding profile, and activity history. Capture criteria when you add someone; matching starts working immediately.

Referral partners: the co-listing agents, lenders, property managers, and contractors who orbit your deals.

Featured properties: listings you're showcasing for investor landing pages and emails. Feature deliberately; a short, current list beats a long stale one.

Configuration

Gateway settings cover your agent roster, MLS access, contact info, search areas, and lead assignment rules. One roster member is showcased as the Featured Investor Agent across their service area, so investor visitors always see a face to call.

The habit that compounds

Log outcomes. Every "passed, price too high" or "wants turnkey only" sharpens the next match, and six months of logged outcomes is a matching engine no memory can compete with.
