What a shared Rent Report shows, how a recipient unlocks the complete investment analysis, and the two ways to answer the unlock questions.
When a real estate professional sends you a Rent Report, your private link opens a live, interactive report: the estimated rent and range, property value, income after operating costs (NOI), and cap rate. It deliberately stops there, because everything deeper depends on details only you know.
What unlocking adds
The full analysis builds the complete performance picture on top of the rent story: cash flow, return on the money invested, and multi-year projections of income, expenses, and equity. To build it, the report needs to know your side of the property, and the questions differ depending on whether you own it already or are considering buying it.
- You own it: when you bought it, roughly what you paid, and whether there is a mortgage on it (the current balance and rate). A best guess on today's value helps but is optional.
- You're considering buying it: how you would finance it, meaning down payment, interest rate, and loan term. Typical defaults are fine to start; every number stays editable afterward.
Two ways to answer
Click See the full analysis on the report to answer the questions in a short form, or just tell the assistant on the page, in your own words: "I bought it in 2019 for $250,000 and owe about $180,000 at 6.5%." It reads the details back to you and unlocks only after you confirm. Either way lands in the same place: the report becomes a full analysis, open on your projections.
Afterward
Every assumption stays visible and editable, and you can keep asking the assistant what the numbers mean or what happens if one changes. The person to talk to about the property itself, or about next steps, is the professional who sent you the report; their contact details are on the page and in the email that delivered it.
