Everything the deal ever paid you, minus everything you ever put in. The whole story in one number.
Net gain measures total profit across the entire life of the investment, from purchase to sale.
net_gain = total_cash_in - total_cash_out
net_gain_pct = net_gain / total_cash_invested
Cash in: every year's cash flow plus the sale proceeds. Cash out: the down payment, closing costs, and capital improvements along the way.
What it adds
Annual metrics answer "how is it doing this year?" Net gain answers "was it worth it?" It captures appreciation, accounts for the cost of selling, and totals every year of cash flow into one wealth-creation number. Use it beside cash-on-cash (this year's efficiency) and IRR (the time-weighted rate); each answers a different question.
