Whether the rent you're projecting is one the market's tenants can actually sustain. Paper rent isn't collected rent.
Rental rate affordability asks a sharper question than "what does the comp say?" It asks whether the target rent is one your realistic tenant pool can pay month after month, without concessions doing the heavy lifting.
How to pressure-test a rent
Four checks: rent-to-income ratios for the tenants you'd actually attract; market comparables matched on bedrooms, condition, and location; the substitution test (what else can a tenant get for this money?); and tenant pool depth (how many qualified renters exist at this price).
The core principle: maximizing rent on paper is not the same as maximizing net rent collected after vacancy, turnover, and concessions. Warning signs the rent is stretched: rising days on market, more screening failures, falling renewals, growing delinquency.
