"Skip Trace: find the owner behind an address"

Skip Trace turns a property address or an LLC name into the owner's name, phone, and email. It lives on the Portfolio Finder owner page (the Investor Profile), where it's one of the two buttons in the hero, and it also runs as the first step of DeepScan's combined flow: trace first, then verify (see Portfolio Finder basics). Skip tracing is exclusively a Portfolio Finder feature, and on your prospects it is unlimited, with no per-trace fees.

When a trace comes up empty

Try variants of the LLC or trust name, and double-check the address spelling (rural addresses especially). Some owners are privacy-protected and genuinely unresolvable; that's the data, not a bug.

Use it like a professional

Identify yourself in outreach. Check the Do-Not-Call registry before calling or texting campaigns. Follow CAN-SPAM on email. And never republish skip-traced data anywhere. The tool finds the conversation; how you open it is what makes it a business.
