Using Rescover"Portfolio Finder basics: from ownership records to your next client"
The full working loop - find prospects in your service area, read the grades, verify contacts with DeepScan, and push real leads to your CRM.
Portfolio Finder works the ownership records in your service area: who owns what, where they actually live, and how big the portfolio really is. Every management contract and every investor relationship starts as an owner you haven't met. Portfolio Finder is how you meet them first.
Three words worth learning
Portfolio Finder uses one funnel, everywhere in the product:
- A prospect is an owner Portfolio Finder found for you. Search results are prospects.
- A target is a prospect whose contact info has been verified by DeepScan. Targets are ready for outreach.
- A lead is a target who replied. Leads belong in your CRM.
Portfolio Finder finds prospects, DeepScan turns the good ones into targets, and your outreach turns targets into leads.
Where prospects come from
Rescover maintains a nationwide owner database built from county ownership and tax records, layered with rental history: properties that are absentee-owned, properties that have ever been listed for rent, and a crawler that watches For Rent By Owner (FRBO) listings daily. That last part matters: an owner self-managing a vacancy is an owner at the exact moment they might want help, and Portfolio Finder knows about the listing the morning it appears.
Finding prospects
Open Portfolio Finder, then Find Prospects. The search reads like a sentence: pick a property type, then set the portfolio size ("Owns 2 to 10 Single Family properties"). The count is properties of that type the owner holds inside your search area, not units in a building.
Where to search is up to you: your company service area (the default, with a one-click reset), a custom ZIP list, counties, or a whole state. Your service area comes from Settings, then Company, then Company Service Area; see Service area and default search area.
FRBO search brings in the owners doing the hard part alone right now: owners with active For Rent By Owner listings. Choose how they arrive: blended in alongside your portfolio-search results, or FRBOs only. The options menu filters the moment: any active FRBO listing, listings active in the last N days, listings first seen in the last N days, or listings that have hit a minimum days on market. One conversation with an owner who is self-managing a vacancy today beats a hundred cold records.
Save the searches you'll reuse; a saved search can also feed AutoPilot for a standing weekly delivery.
Reading the results

Results answer the question you actually have: who should I call first?
- Grade (A, B, C) scores each prospect on the signals that predict a good conversation: an active FRBO listing, concentrated ownership (many properties under one name), and a meaningful local footprint. It also knows when a big portfolio is a poor fit, and says so: institutional-scale owners and owners with only a sliver of their holdings in your area get graded accordingly. Hover the grade to see exactly why.
- Signals shows the evidence at a glance: active FRBO listings, accidental landlord, recent purchase, and any fit caveats.
- In Your Area and Full Portfolio put the local holdings next to the whole picture ("3 single family" here, "41 props, 2 names" everywhere).
Results arrive sorted best-first, so the top of page one is your call list. Star the promising ones as Favorite Targets, dismiss the rest to Ignored (they won't resurface).
Working a prospect: the owner page
Click a prospect to open their Investor Profile. The page leads with the answer: the owner's name, best email, and best phone, with a confidence rating on the match. Two buttons do the work:
- Skip Trace turns the ownership record into contact info: name, phone, email. Skip tracing on your prospects is unlimited, with no per-trace fees.
- DeepScan goes further: it validates which email addresses actually deliver, then finds LinkedIn, Facebook, and X profiles. DeepScan runs on the skip trace results, so trace first (the combined button does both in one click).
Rescover picks the best contact automatically, honors do-not-call data, and shows its work under the Contact Details tab: every email and phone found, and why the recommended one won.
The Investor Profile is also reachable from the rest of Rescover: on any property page, the Records tab shows an Investor Profile card when the property's owner is in the database.
Bring your own list
Already holding a list from a conference or a county pull? Custom Targets imports any CSV and enriches it with the same contact and property data.
Into your pipeline
When a target replies, it's a lead. Push it to LeadSimple in one click, or bulk-export for whatever CRM you run; see CRM connection. Every lead carries its context: the portfolio, the properties, the trace results, and why it qualified.
What's included
Monthly plans include 1,000 prospect unlocks a month; annual plans include 25,000 a year. Unused unlocks roll forward, up to a balance of 25,000. Skip tracing on your prospects is unlimited, and DeepScan includes 150 runs a month, accumulating up to 450. Opening a prospect you've already unlocked never costs you again.
