"Create a Rent Report"

What a Rent Report is, how to build one by address from the dashboard, and how to have Ask Rescover create it for you.

A Rent Report is a focused, client-facing answer to one question: what should this property rent for? It is built from a live rent estimate powered by RentCast and deliberately leaves out purchase price, loans, and cash flow, so an owner who never told you what they paid still sees a clean, honest picture. It is the right thing to send when someone asks "what would my place rent for?"

Create one from the dashboard

You do not need an existing analysis. On the dashboard, open Create a Rent Report under Quick Actions. Then:

  1. Find the property. Search by address. If Rescover does not have it yet, you can add it on the spot.
  2. Confirm the rent. We pull a RentCast estimate from nearby comps. Adjust or override it if you know the property better.
  3. Open the report. From there you can fine-tune it and send it.

What a Rent Report shows

Estimated rent and its range, the property value, gross annual rent, operating expenses, NOI, and cap rate, plus how the rent compares to the local market. It does not show cash flow, cash-on-cash, IRR, loans, or anything tied to a purchase, because a Rent Report asks nothing about those. Ask Rescover to create it

Open Ask Rescover and say it plainly: "create a rent report for 2637 Central Dr, Gary IN." The assistant opens the Create a Rent Report dialog with the address already filled in. Confirm the matched property, and it takes you onto the report, where you can ask it to confirm or adjust the rent ("set the rent to $1,300") before you send.

A Rent Report is not a PDF

The Rent Report is the live, interactive document your client opens in their browser. A branded PDF snapshot is a separate thing, generated in PDF Studio for proposals and lenders. If you want to email the report to a client, see Send a Rent Report.
